the Cost of Replacing a Roof

Complete replacement of roof for 3-br home, including garage.

included :

stripping off 2 old layers of shingles

disposal fees,

new flashing

ice & water shield

trim

cedar shingling of small

sidewall

this is in an area close to the ocean where there are high winds

Job completed on time and thoroughly but will need to see how it performs over winter.

Contractor could have done better job cleaning up yard, I will probably call him back for further debris pickup before final payment

Price was negotiated down from $15K

Insurance would not cover it due to high deductable

1 make it clear in contract that all debris is to be removed from property

2 get at least 3 quotes for comparison

3 require that tarps be placed around perimiter of property to catch small shingle debris

4 withhold final payment until final inspection

5 make sure they use ice & water shield - its hard to know if they put it down after the shingles are nailed

6 anticipate what would happen if they discover rotted wood underneath the old roof when they tear it up. If more repairs are needed, this can run up the final cost a lot beyond what was quoted.
